Description
A home is the biggest purchase most Indian families make, and the most common place to lose money through avoidable mistakes: paying for a plot on a power of attorney, accepting years of builder delay without claiming interest, buying a flat with no occupancy certificate, or signing a one-sided builder agreement. This course shows first-time buyers, resale buyers and NRIs exactly what to check, which law protects them, and which forum to approach, with section numbers, time limits, checklists and model letters.
What you will learn
- The types of property you may be offered: freehold, leasehold, authority allotments, co-operative society flats and builder apartments
- How to verify title: chain of title, encumbrance certificate and the rights of legal heirs
- Why mutation is not title (Jitendra Singh, 2021) and power-of-attorney sales do not convey title (Suraj Lamp, 2011)
- Approvals to demand: land use, sanctioned map, completion and occupancy certificates
- RERA protections: project registration, carpet area, the 10% advance cap, Section 18 refund or interest, and Section 31 complaints
- Red flags in the builder-buyer agreement and how to respond
- Registration under Sections 17 and 49 of the Registration Act, TDS on purchase, and RBI home loan rules on prepayment, documents and insurance
- Resale checklists, taking possession, society transfer, choosing the right forum, and model letters
